Through the first six months of 2025, Northgate home values held steady and buyer demand remained strong. Spring Surge, Summer Shift

The first half of 2025 was exceptionally strong for Northgate Sellers:

    • Average sale price held steady at $1.89M compared to 2024.

    • Homes sold in just 11 days on average, with multiple offer driving results $150K–$290K over asking.

    • One-story layouts and homes with private pools were the clear winners, commanding premium prices.

This reaffirmed Northgate’s reputation as one of the most resilient and desirable neighborhoods in Contra Costa.

A Softer Summer

July and August brought a noticeable shift:

    • Average sale price dipped to $1.62M and $/sqft slipped to $730.

    • Homes averaged 26 days on market, more than double the pace of the spring.

    • While some homes still earned modest over-asking results, many sold at a discount, with price cuts ranging from $50K to $375K below list.

Some of this slowdown is seasonal (summer vacations, less Buyer urgency), but the magnitude suggests Buyers are becoming more selective.

What This Means for Sellers Today

    • The good news: Northgate homes remain highly desirable, especially single-story properties and those with updates or lifestyle amenities like pools. These continue to attract multiple offers and premium results.

    • The new reality: With Buyers showing greater caution, strategic pricing, thoughtful preparation, and targeted marketing are more important than ever. Sellers who “get it right” can still achieve excellent outcomes.
