The Northgate 2026 Mid-Year Market Report is Here

First-half sales increased slightly from 48 to 52 homes, about 8% more transactions, while the average sale price declined by only about 0.6% - essentially flat at $1.88M.

The median days on market was just 9 days, while the average was 20 days. Why the difference? A relatively small group of listings pulled the average higher. The report includes listings that spent 226, 132, 68 and 67 days on market, among others.

Northgate has become a more bifurcated market. Homes that connect with buyers are still selling very quickly. Homes that miss the market can sit - sometimes for a very long time.

Buyers are absolutely still willing to compete, but it is a discriminating market. Buyers will compete aggressively for a property when they perceive value, while homes that are not priced and positioned appropriately can languish on the market.

Bottom line: The first half of 2026 was resilient. Average sale prices were essentially unchanged, and the typical home still sold in only nine days. But results varied dramatically from property to property, reinforcing just how important pricing, preparation and positioning have become.

And after what happened in the second half of 2025, we're watching the summer market very closely.
